The aim of the article is to analyse the number of transactions and the average prices of selected types of real estate registered in the Siedlce functional urban area in the years 2016–2023, as well as to identify the areas characterised by the highest intensity of the analysed phenomena. The study is based on data on real estate market transactions obtained from the Real Estate Price Register for Siedlce and nine communes of its functional area. The article presents an analysis of the number of real estate purchase and sale transactions divided into undeveloped real estate, developed real estate and premises, and examines the average transaction prices on the real estate market in the years 2016–2023 for homogene ous groups of real estate, i.e. agricultural land, residential real estate, developed agricultural land and residential premises. These analyses are also presented in a spatial perspective.
